While there were no closed sales during the month of May, a total of 7 homes sold between March and May, with an average sales price of $577,000 and an average of 51 days on market. Currently, there are 6 active listings available, including our newest listing at 3465 Listan Way. The combination of limited sales activity and growing inventory suggests that buyers are taking more time to make decisions and are being selective when evaluating homes. Buyers continue to purchase homes, but they are less willing to overlook deferred maintenance, outdated finishes, or pricing that exceeds recent comparable sales. The average marketing time of 51 days reflects a market that is no longer moving at the rapid pace we experienced a few years ago. The good news is that inventory remains relatively limited, and well-prepared homes are still attracting strong interest. Mortgage interest rates have remained relatively stable over the past month, hovering in the mid-6% range.
