Did you know that November is one of the best months for serious homebuyers? While many assume the market slows down, research shows that buyers who purchase in November often benefit from lower competition and better deals — a win-win on both sides of the table!
It’s been a busy fall season for our team — we’re thrilled to share that we’ve had the privilege of helping five families with their real estate needs! We’re also excited to announce that our Stone Creek listing at 10930 Viano Ct is pending and on track to close before Christmas. With updated luxury vinyl plank flooring, a solar-heated saltwater PebbleTec pool, a 3-car garage, and other standout features, it received an over-asking offer in just four days!
Current inventory in Stone Creek remains steady with seven homes on the market, consistent with last month. In October, two properties closed, averaging 42 days on market and selling for 98% of their list price. As we head into December, we typically see a seasonal slowdown, but holiday-time buyers tend to be serious — and sellers can benefit from less competition than in the spring. With fewer new listings expected and motivated year-end buyers still active, well-priced, show-ready homes may see slightly faster movement and stronger negotiation leverage.

What’s happening to mortgage rates with a Government shutdown?
With the government shutdown now over and official economic reports resuming, mortgage rates are starting to stabilize as fresh data becomes available. During the shutdown, rates were heavily influenced by market sentiment, global events, and stock fluctuations due to the lack of federal reporting — causing them to drift slightly upward.
Now that reporting is back on schedule, all eyes are on the labor market. The biggest rate driver in 2025 has consistently been the monthly Jobs Report, which hasn’t been released since Sept. 5. In its absence, markets relied on private labor data from ADP and Challenger; on Nov. 6, Challenger reported the highest corporate job cuts in 22 years. While these private reports aren’t as reliable as federal data, they suggest a softening labor market — a trend that typically leads to improved mortgage rates once official numbers confirm it.
