Fun March real estate fact: historically, March marks the beginning of the busiest stretch of the year for new listings nationwide, with inventory typically ramping up through April and May. March’s 2026 Sacramento mortgage landscape is being defined by stabilizing rates and a significant seasonal surge in inventory. With the current 30-year fixed interest rates fluctuating between the low to mid 6% range, this is causing a heat up in the market for both purchase loans and refinance loans. Those who purchased in 2023-2024 at 7%+ interest rates are now taking advantage of the opportunity to lower their interest rate and monthly payment.

Did you know the way you hold title to your home in California can affect taxes later?
Married couples commonly hold title as Joint Tenancy or Community Property with Right of Survivorship. Both allow the home to pass directly to the surviving spouse without going through probate but there can be an important tax difference tied to something called a step-up in basis.
The basis is essentially the home’s value for tax purposes. When one spouse passes away, that value may adjust to the current market value—this is called a step-up in basis, and it can impact potential capital gains taxes if the home is later sold.
□ What’s the Difference?
✔ Joint Tenancy
→ Typically only half of the home may receive a step-up in basis
✔ Community Property with Right of Survivorship
→ The entire property may receive a step-up in basis
□ Real-Life Example:
A couple purchases a home for $400,000.
At the time one spouse passes away, the home is worth $900,000.
• Joint Tenancy → New basis may be around $650,000
• Community Property w/ ROS → New basis may be $900,000
That difference could potentially impact capital gains taxes if the home is sold later.
□ Good to Know
• Married couples may qualify for a $500,000 capital gains exclusion on a primary residence (this is a separate rule)
• Many homeowners also choose to hold their home in a revocable living trust, which can help avoid probate while maintaining similar tax treatment depending on how it’s structured. This is our personal recommendation for all of our clients and we have a graet trust attorney we can connect you with if you would like to set up a trust.

The City of Rancho Cordova is launching a comprehensive update to its 2006 General Plan to guide growth and development through 2050. The process will also integrate the City’s Climate Action and Adaptation Plan, focus on smart and sustainable land use, strengthen arts and placemaking efforts, and ensure historically underrepresented voices are included.
